Terms of Stay

These terms outline the conditions of your stay at Dunmore Farm.
By confirming a booking, guests agree to the following.

Bookings & Payment

Bookings made more than 30 days in advance require a 50% deposit to secure the stay.
The remaining balance is due one week prior to check-in.

Bookings made within 30 days of arrival require full payment at the time of booking.

Bond

A $500 pre-authorisation is held and released after departure, provided the cottage is left as found.

Additional charges may apply where damage, breakage, loss, or extra cleaning is required.

Cancellations

Cancellations made more than 14 days prior to arrival receive a full refund.

Cancellations made between 7 and 14 days prior receive a 50% refund.

Cancellations within 48 hours of arrival are non-refundable.

We recommend travel insurance.

Changes to Bookings

Changes may be accommodated at our discretion.

Rescheduled bookings must fall within 12 months of the original stay, and any difference in rates will apply.

Bookings made via third-party platforms must be managed directly through those providers.

Guest Numbers

Only registered guests are permitted to stay at the property.

Maximum occupancy is six adults and one infant in cot.

Use of Property

The property is to be used respectfully at all times.

Events, gatherings, or commercial use are not permitted without prior approval.

Commercial photography or content creation must be approved in advance and may be subject to additional fees.

Property Conditions

Guests acknowledge the property is a working farm environment and accept the conditions and associated risks.

Restricted areas, including paddocks containing livestock, must not be entered.

Damage, Breakages & Cleaning

Guests are responsible for any damage, breakage, or loss during their stay.

Additional cleaning charges may apply if the property is not left in a reasonable condition on departure.

Items must not be removed from the property.

Septic System

The property operates on a septic system.

Only toilet paper may be flushed. All other items must be disposed of in the bins provided.

Failure to follow these guidelines may result in additional servicing or repair charges.

Smoking

Smoking is not permitted in or near the cottage.

Additional cleaning or damage charges may apply if this is not respected.

Fire Conditions & Use

Guests must comply with all fire restrictions in place during their stay.

Use of any fire-related features must follow the instructions provided.

Keys & Access

Guests are responsible for the security of the property during their stay.

Loss of keys or lockouts may incur a replacement or call-out fee.

Pets

Pets are not permitted.

Liability

Guests stay at their own risk.

Dunmore Farm is not liable for injury, loss, or damage arising from use of the property, including incidents involving natural conditions or livestock.

Breach of Terms

Failure to comply with these terms may result in termination of the stay without refund.

Guests may be asked to leave the property if required.

Additional Services

Any additional services or experiences are subject to availability and must be confirmed in advance.

Amendments

These terms may be updated from time to time.
The current version applies to all bookings.
