Set on 150 acres in Molyullah, just outside Benalla, Dunmore Farm is a working farm and restored cottage offering a considered stay in North East Victoria’s High Country.
Every decision we make is shaped by a clear sense of purpose.

Arrival
We live on the farm and, where possible, will meet you on arrival.
At other times, the cottage will be open and ready for you to settle in at your own pace.
We are available if needed, while always respecting your privacy.

Wood and towels are provided.
Heating the tub takes a few hours and is part of the process.

A Bose Bluetooth speaker is provided.
Pets
We’re unable to accommodate guest pets due to livestock and resident animals.

A small selection of local produce is left in the cottage on arrival.

Life on the Farm
Dunmore is a working farm. You’re welcome to step into it as much or as little as you like.
Guests are welcome to:
Walk the paddocks and surrounding land
Collect eggs from the hens
Gather from the kitchen garden when in season
Spend time with the animals
The farm is home to:
Angus cattle, including autumn calving breeders
Free-ranging chickens
Benny and Betty, our goats
Bobby, our Bernese Mountain Dog
Billy and Misty, our resident cats
If you’d like a closer look, we’re happy to walk the property with you.
We recommend requesting this at the time of booking.
Equally, you’re welcome to do very little at all.
A working Farm
Dunmore has livestock across the property and some paddocks contain cattle, calves, and our resident bull and are not accessible to guests.
We ask that any closed or locked gates are not entered, and that all gates are left as found.
There may occasionally be farm activity or vehicles in use.
Guests are welcome to explore with care and awareness, and with respect for the land and its operations.

Approximately 2.5 hours from Melbourne
Approximately 1 hour 15 minutes from Albury
We recommend arriving by car.
There is no direct public transport to the farm.
Parking is available on site with plenty of space for trailers.
Benalla (15 minutes) has supermarkets, cafés, and essentials.
Wangaratta (30 minutes) and the King Valley (35–45 minutes) are nearby.

Bookings
Minimum Stay
Standard: Two-night minimum
Long weekends: three night minimum
Peak periods: four nights minimum
One-night stays may be available midweek on request.
Bridal party stays require a two-night minimum booking.

Midweek from $450
Weekend from $550
Additional rooms: $100 per room
Rates vary by season and group size.
Booking Options
Book direct or via Airbnb, Riparide, or Booking.com.
For specific dates, it’s worth getting in touch.
Payment
Bookings made more than 30 days in advance require a 50% deposit to secure the stay.
The remaining balance is due one week prior to check-in.
Bookings made within 30 days of arrival require full payment at the time of booking.
Payment accepted by bank transfer or credit card.
Bond
A $500 pre-authorisation is held and released after departure, provided the cottage is left in the condition it was found.
Guest Numbers
Only registered guests are permitted unless otherwise arranged.
Reservations
Cancellation Policy:
14+ days: full refund
7–14 days: 50% refund
Within 48 hours: non-refundable
We recommend travel insurance.
Changes
Rescheduling may be possible within 12 months, subject to availability.
Additional Experiences
Add-ons are available by request and subject to availability.
We recommend enquiring at the time of booking.
Safety & Responsibility
Dunmore is a working farm with uneven ground, livestock, and changing conditions.
Guests are asked to take care during their stay.
We cannot accept responsibility for injury, loss, or damage, including incidents involving livestock, wildlife, or natural conditions.
By staying at Dunmore, guests accept these conditions.
Fire & Seasonal Conditions
Fire conditions can change quickly in rural areas.
Guests must follow all fire restrictions and during a complete fire ban the outdoor fire pit or wood fire hot tub cannot be used.
We recommend monitoring conditions via the VicEmergency app.
